Solana Beach Corporate Center (SBCC)

VDLA was selected by American Assets to design a renovation of the landscape at their Solana Beach Corporate Center (SBCC) complex in Solana Beach, CA. The SBCC complex consists of four separate buildings along Stevens Avenue, with the two center buildings being on top of an underground parking structure. The scope included an assessment of the existing conditions and preparation of design concepts for review, including renovation of all frontages along Stevens Avenue, San Rodolfo Drive, Academy Drive, and all of the on-structure planters. The existing landscape included a lot of turf grass planted in the right-of-way and along building frontages. The proposed concepts included removal of non-usable turf areas, declining pine trees and older hedges and plantings that had seen their better days. The new landscape features a drought-tolerant plant palette with fruitless Olive trees, Marina Strawberry trees and colorful accents such as prostrate Bougainvillea, Orange Bulbine and Blue Chalk Sticks. The on-structure planters were changed out from older Queen Palms that were not performing well in favor of fruitless Olive trees, columnar Podocarpus trees to accent building entries, a plaza with a grove of Bronze Loquat trees and succulent plantings that are low maintenance and water conserving.
